There was a man who recently approached me in my office and asked about investing in real estate. He wanted to try investing into this business, but struggling in developing a strategy. He mentioned that a property manager is the one he was considering to talk to regarding the strategy he should use.
Whenever you are planning to begin your real estate investing business, then there are so many different kinds of strategies you can use. You may use strategies like lease-options, buy and sell, rehabbing, buy and hold, wholesaling and so on. Each of them can work. All of them do work. True, sometimes-in certain economic conditions and certain areas-one will work better than another. However they all can work.
Different skills and different skill sets are required in every different technique. Beyond that, though, one important variable that is too seldom addressed is that some individuals ? personality-wise ? are suited to one technique to another. Some people love doing wholesaling ? a low risk but a low return strategy. Some stick to a riskier, but (comparatively) a higher return strategy. While some are generating huge amount of money working with individuals who are in danger of foreclosure. Others don?t like doing that.
Every person need a strategy before jumping directly into real estate investment and need to develop a comfort level on that strategy. In investing, you should not know everything about everything. That?s the reason there are experts that can help you like Realtors, accountants, lawyers and others. However, to understand the process you must need to know enough. And you can ask the correct questions if you have an idea of what is being talked about.
For this reason, never let somebody else handle the work in developing the strategy and determining your comfort level. You can ask suggestion and recommendations. And once you have decided on a course of action, you can use your team of experts do what they do best.
